Get Maximum Value from Your Home Appraisal

After you've accepted an offer on your home from an approved buyer, one of the final steps is the appraisal. This is required by the lender and paid for by the buyer, with the purpose of ensuring that the property value is equal to or higher that the loan amount. There are things you can do before the appraisal that can help maximize the value of your home.

Even if your home isn't on the market yet you can get a head start now. A pre-listing appraisal can be done, giving you a good idea of the fair market value of your home so that you can price it accurately. A copy of the pre-appraisal can be given to the buyer's appraiser to be used as a guideline.

Make good use of the information given to you by your realtor on comparable home prices by passing it on to the appraiser. You can also offer a list of any upgrades that you have done since purchasing the house. This can be anything from adding insulation, new appliances or a new roof.

Before the day of the appraisal, be sure that the carpets, walls and floors are clean. Clean the house like you would for a showing, demonstrating to the appraiser that you keep a well maintained home. Make sure the outside of the house looks good too, impressing them first with a good looking yard.

Because the appraiser has to access any basement, crawlspace or attic. make sure there aren't any items blocking the way. Keep children and pets out of the way. If you're at home, let the professional do his job without any intrusion.

Remember that a well maintained home and paperwork to back up any improvements that have been made can help improve your chances of receiving a better appraisal.
