Selling Your House - Reasons Why You Should Use a Realtor

Some homeowners think selling their house will be a simple process. Clean up, set a price, get the word out and they will come. Way too easy. Following are some of the necessary and not so simple things a real estate agent can and will do in representing you in selling your house.

A real estate agent can give you up-to-date information on the current housing market. They will obtain and shareinformation on comparable homes for sale in surrounding areas. A real estate agent can show you actual price comparisons on like houses and help you set a price that is competitive, but won’t send a possible buyer running. Often sellers know the price they’d like to get for their home, but the condition of the home, its age and other factors determine whether or not that amount is a realistic one.

An owner selling their house may put up a “for sale by owner” sign or place an ad in the local newspaper, hoping the right people notice. They may tell friends and relatives to pass the word, but marketing a home and maximizing buyer traffic requires a lot more than that. An agent will look at your house first, take pictures (or have pictures taken) and talk to you about any needed maintenance. They will also make recommendations on things they know will help show the house at its best.

A real estate agent can list the house on the MLS (Multiple Listing Service) or other marketing networks they have access to. Whenever you have an agent, he or she will pre-screen possible buyers before showing them your house. The agent also accompanies possible buyers during showings of your home. Agents can have open houses for other agents, resulting in increased exposure to a larger group of clients.

When you receive an offer, the agent is there to help you evaluate it and can advise you in making the decision whether or not to accept. When you decide to accept an offer, the following process involves appraisals, buyer financing, inspections and other issues that have to be resolved before finalizing the sale.

All of these things are what the agent does on a daily basis. So if you are a seller it is advisable to get an agent so that your sale goes as smoothly and quickly as possible.
